Becoming a real estate agent in Dubai is one of the few careers here with no degree requirement, no fixed ceiling, and a licensing process you can finish in weeks. It is also a market with tens of thousands of registered brokers, so the licence is the easy part — what you do in the first 90 days after getting it decides everything.
Here is the whole path, in order.
Step 1 — Meet the basic requirements
Before anything else, you need:
- A UAE residency visa. Most new agents get an employment visa sponsored by the brokerage that hires them. If you are on a family or partner visa, you can work with a no-objection letter from your sponsor.
- An Emirates ID.
- A good conduct certificate (police clearance), which your brokerage will ask for during registration.
There is no nationality restriction and no requirement for prior real estate experience.
Step 2 — Join a brokerage
You cannot hold a Dubai broker licence as a free-floating individual — your registration is tied to a licensed brokerage. That means your real first step is getting hired, and it is worth being picky: commission splits, training, and marketing support vary enormously. We wrote a separate guide on how to choose a brokerage in Dubai.
Most brokerages hire on a commission-only basis and sponsor your visa. Treat interviews as two-way due diligence.
Step 3 — Take the certified training course
Every new agent must complete the Certified Training for Real Estate Brokers run through the Dubai Real Estate Institute (DREI), the training arm of the Dubai Land Department. It is a short course — typically four days, available in person or online — covering the legal framework, the sale process, owners' association rules, ethics, and the DLD forms you will use daily.
Step 4 — Pass the RERA exam
After the course you sit the RERA exam: multiple choice, taken at an approved exam centre, with a high pass mark. It is very passable with focused preparation, and most people clear it on the first attempt — but do not walk in cold. We put together a dedicated guide on how to pass the RERA exam.
Step 5 — Get your BRN and broker card
Once you pass, your brokerage completes your registration with the Dubai Land Department. You are issued a Broker Registration Number (BRN) and a digital broker e-card in the Dubai REST app. That BRN is your professional identity: it appears on your advertising permits, and informed clients will check it before they deal with you.
Your licence renews annually, so keep your training and paperwork current.
What it costs and how long it takes
| Item | Ballpark |
|---|---|
| DREI certified training | AED 3,000 or so |
| RERA exam fee | Varies with education level |
| Registration and card | Handled with your brokerage |
| Total time | 2–8 weeks, mostly visa processing |
Fees change, so confirm current numbers with DREI and the DLD before you book. Budget for more than the fees themselves: most new agents go 3–6 months before their first commission, and Dubai rent does not wait. Understand exactly how commission works in Dubai before you commit.
The part nobody tells you: day one, you are invisible
The day your BRN arrives, you become one of tens of thousands of licensed agents in Dubai — with no deals, no reviews, and no reason for a client to pick you. Every lead you get will quietly Google you, and what they find is what they judge.
So build your evidence trail from day one:
- Pick one area and one client type, and learn them street by street.
- Ask every early client for a review while the goodwill is fresh.
- Keep your track record — deals, values, reviews, licence — in one place a client can actually check.
That last one is exactly what Brokerfolio is for. It gives you a verified profile with your BRN, your deals as you close them, invited client reviews, and your live listings — one link for your WhatsApp, Instagram bio, and email signature. New agents who start the evidence trail early are the ones who look established by month six.
Get licensed, then get provable. Create your Brokerfolio profile the same week you get your BRN, and let your track record start compounding from deal one.
